The reason is simple.... all new projects that have recently begun, will now have to adhere to the new stipulations of the Amended DC rules okayed by chief minister Prithviraj Chavan last week.
I guess, a lot of demolation will be happening in the next few months, after drawings are reworked and sent for approval.
Industry sources & TOI said over 500 projects, which had received preliminary approvals from the BMC or are currently under development, are likely to be affected. Projects that have already procured building concessions under the earlier rule will have to be redesigned and resubmitted to the corporation. The building proposals department has been warned to carefully scrutinize and re-look at all such plans given to the BMC chief engineer and to revert with the results in 15 days.
A project file will be sent to the commissioner only once for clearance and not multiple times. The civic chief will only approve staircase premium, compensatory FSI and relaxation of opens spaces surrounding a building.
For the first time in decades there appears to be some authority now dictating terms to the builder. With a short extention also given to the Civic chief Subodh, hopefully the Realty industry will now see some order and transperancy.
